Huai Khwang is on the up and up if land valuation prices are anything to go by. Thailand's Treasury Department assesses land value to be effective for up to four years. These land values are mainly used for the calculation of taxes and duties.
Newly assessed land values apply for the period 2023-26. According to Bangkok Post, prices nationwide increased by almost 9% from those used during 2016-19. However, prices in the Huai Khwang zone rose by a whopping 21.5%.
Another interesting indicator is the growth in new condominiums. In 2022, 57.4% of new condominiums were located in three outer Bangkok districts. Specifically Huai Khwang, Chatuchak (neighbouring Huai Khwang) and Phasi Charoen (west of central Bangkok). With selling prices starting at 50,000 baht per square metre, condos in Huai Khwang are a great investment choice.
About Huai Khwang
One of Bangkok's 50 districts, Huai Khwang, is located east of the CBD and neighbours Din Daeng.
The MRT Blue Line has several stations in the district, making travel throughout Bangkok relatively easy. The MRT Thailand Cultural Centre is three stops from MRT Asoke/Sukhumvit, four from MRT Ladprao, and the Airport Rail Link is accessible from MRT Phetchaburi.
In the district's south is Khlong Saen Saep, with express passenger ferries transiting the canal. Local buses and the usual tuk-tuks, motorbike taxis, Grab cars, and the like are available in the neighbourhood.
The district is a mix of residential and commercial. It is home to government agencies like the Stock Exchange of Thailand, the MRT Authority of Thailand, and the Chinese and Laos Embassies. Enterprises such as Unilever and others occupy the district's office buildings. The Thailand Culture Centre, seating up to 2,000 people, is located within the community.
What About Living in Huai Khwang?
The Local Feel
It is not on the 'tourist' trail, and although some western ex-pats live here, Huai Khwang has a much more authentic local Thai tone. Generally speaking, prices are lower than in other Bangkok hotspots.
Shopping
The Street Ratchada Night Market opens at 5 pm, offering ready-to-eat meals, snacks, and more and presenting a genuine Thai character. Other markets, food stalls and restaurants are throughout the district.
Large shopping malls with grocery and homeware retailers, like Big C, Lotus, Homepro, plus ubiquitous 7-Elevens, are easily accessible.
Several large malls, including Central Plaza Grand Rama IX, contain speciality stores with western-style clothes, electrical, leisure items, and cinema. Your day-to-day needs are easily met in Huai Khwang.
Eating Out and Entertainment Zone
Many would say, 'why eat in'. There are oodles of choices - from street-food carts to mom-and-pop restaurants and international brands outlets; however, delicious Thai food is most dominant.
Sutthisan Winitchai Road is a happening place in the early evening, with many restaurants and food stalls, including some Chinese, Japanese, and Vietnamese.
Royal City Avenue, RCA, is an entertainment precinct with bars and nightclubs, a great place to meet friends and chill. There is also a cinema, indoor go-kart and other fun things to do.
Recreation, Healthcare & Education
Recently, the MRTA Health Park had a makeover and now boasts a 1km walking/running track with a synthetic rubber surface circling a reservoir. It is shady, well-maintained with picnic tables, and an excellent space for exercising or chilling. Several football grounds, fitness centres, Muay Thai and other sporting spots exist.
Praram 9 Hospital and Piyavate Hospital are within easy reach, plus dental, medical, optical and other healthcare clinics.
Five international schools, including Shrewsbury International School Bangkok City Campus and Regent's International School Bangkok, and several Thai schools are within or near Huai Khwang district.
