Design trends are heavily influenced by world events and what is happening around us. The impacts of climate change and the urgent need to reduce global emissions have created an enormous impetus to re-engineer and modify construction and building practices as well as designs. Throw into the mix of lifestyle changes caused by lockdowns with many people now spending more time at home, for work and play.
Developers, construction companies, interior designers and architects in Thailand are rethinking and reworking how to meet buyers’ requirements and expectations. Following are four trends the Lazudi experts are seeing materialise in the Thailand real estate market.
1. Sustainability – Much More than a Green Roof
These days developers are creating eco-friendly projects with the health and well-being of residents and community being front and centre whilst offering properties at attractive prices.
The strategy can be seen from the ground up. For example, reducing construction waste, decreasing build time, using eco-friendly building materials, utilising innovative design techniques and incorporating natural materials. Other initiatives include energy-saving concepts like solar systems, heat reduction materials, water recycling and reuse. All coming together and delivering high-quality projects.
One such project delivering energy savings for residents in the beautiful coastal resort town of Hua Hin is The Clouds Hua Hin 2. These magnificent three-bedroom villas have a large salt-water swimming pool, landscaped gardens, a fully-fitted European-style kitchen and spacious living areas.
The use of substantial solar panels, argon gas-filled windows, and DC inverter air conditioning units minimises energy use greatly. Other sustainable features include the large shaded patio area providing comfort, natural stone driveways and pool surrounds, and a reduced need for swimming pool chemicals.
2. A Feel-Like-Home Condominium
Recently, a duplex or big-size condo has become one of the most sought-after condos in the Bangkok real estate market and other major cities. These more extensive types of units utilise clever design, some incorporating two levels, and feel more like a house, but they are located in the city centre. These are an excellent choice if you are considering investing in Thailand.
Many of these projects provide extensive common facilities, making it easy for people to incorporate their exercise routine, enjoy relaxation zones like onsens, use co-working facilities and mix with other residents and friends on stunning rooftop venues. Increasingly, pets are welcome, too, with dedicated lawn and bath areas.
This two-bedroom duplex in Maru Ekkamai 2 has that homely feeling. The main floor has one bedroom, bathroom and generous high-ceilinged living area, and the second bedroom is upstairs. Natural materials are used in the partly furnished condo, and the space-saving design provides a comfortable homestyle living.
Special condominium features include the Terrarium Workshop room to enjoy your hobbies, Karaoke Theatre room, Bark and Bike wash area, Wellness Yard, Children’s Play Forest and the top four levels dedicated to common areas. It’s under a 10-minute walk to the BTS.
3. A Mixed-Use Property – Design Lifestyle Residences
A mixed-use property is not new, but how developers design such projects is changing significantly. Driven by various factors, for instance, lack of available land in the city centre, pressure on transport infrastructure, Bangkok’s increasing population and economic growth, climate change and people seeking more lifestyle convenience. This emerging trend is about creating precincts for residents to work, live, socialise and relax.
Projects like digital park-linked condominiums; a housing project with the largest man-made forest, a hotel, community mall, and exhibition hall; developments including office buildings, shopping malls, medical facilities and entertainment zones. In Bangkok, mixed-use developments are being pushed to a new level. Investors looking to buy off-the-plans for such projects will find many worthwhile options.
The Strand Thonglor is one development pushing the boundaries, offering one and two-bedroom condos, duplexes, a penthouse, and loads of recreational facilities. Strand Park, restaurants, and bars are onsite on the commercial side. Situated in trendy Thonglor and two minutes to the BTS, the Strand offers a perfect balance of contemporary luxury and vibrant inner city living.
4. From Home to Home Office
When it comes to design trends, one of the most striking is thoroughly combining your home and home office or business. This trend is taking the Thai-style ‘townhouse or shophouse’ to a new level. Such developments tend to be further from the city centre and can offer an economical work and lifestyle solution.
One excellent example is Baan Puripuri, an ASA Real Estate Awards 2019 winner for a housing project of fewer than 10 million baht. The four-level building includes undercover and secure car parking and storage, two floors dedicated to versatile and convenient workspace, and the top floor has a master bedroom, kitchen, and spacious living area. Additionally, there is an elevator and stairs, a toilet on each level, a beautiful outdoor garden area and energy-efficient design elements.
