Ten of Thailand's Tallest Residential Towers

In major world cities like Bangkok, living in a residential tower is the norm. Many are bland or nondescript, crowded around by others and with no outlook of any great significance. Residing in one of the city’s iconic towers with outstanding onsite facilities, desirable location, design and style is a bonus and something to be appreciated. Living in one of Thailand’s tallest is even better, and it is those residential towers that we will showcase in this feature. Even if you are height adverse, read on to learn about eight of Bangkok’s towering giants plus two on the eastern seaboard in Pattaya.

1. Magnolia Waterfront Residences, Khlong San, Bangkok
Magnolia Waterfront Residences is the tallest tower in Thailand, at 315 meters and 70 stories high. The developer was a joint venture between Magnolia Quality Development Corporation (MQDC), Siam Piwat and CP Group. Designers, Urban Architects Co Ltd, boast an impressive list of developments, including Asiatique, Siam Discovery, Siam Paragon and several other high profile developments across Asia. Completed in 2018, it encompasses 379 luxurious apartments and dedicated residential facilities. Magnolia Waterfront Residences is part of the greater IconSiam development. This mega modern shopping centre placed in the world’s top four in the MIPIM Awards 2021. Also part of the IconSiam development is The Residences at Mandarin Oriental, the fifth tallest building in Thailand.

2. King Power Mahanakhon, Silom/Sathon, Bangkok
Opened in 2016, this eye-catching skyscraper appears to have cuboids removed in a circular swirl to the top. Thailand’s second tallest tower at 314 meters and 77 floors, and arguably the best tower design in Bangkok, was conceived by the award-winning architectural firm, Büro Ole Scheeren Group. An international firm with offices in Hong Kong, Beijing, Bangkok, New York, London and Berlin. The impeccably finished apartments with dazzling city views are among the most expensive in Thailand. King Power Mahanakhon also boasts the highest observation deck and Skywalk in Thailand. The tower also hosts a luxury hotel, shops, restaurants and Bangkok’s famous Skybar.

3. Four Seasons Private Residences, Sathon Bangkok
This 300-meter residential skyscraper is part of Chao Phraya Estate, sitting alongside Four Seasons Hotel Bangkok and Capella Bangkok on one of the largest waterfront plots in Bangkok CBD, sprawling some 350 meters. Country Group Development, a top Thailand developer, engaged architects Hamiltons International for the design. Each apartment is on a corner providing panoramic river and city views. BAMO, an acclaimed award-winning San Francisco based interior design firm, applied sophisticated and luxurious finishes. Waterfront living at its finest with two of the city’s finest new hotels and all they offer on your doorstep. This is Thailand’s 4th tallest.

4. The Residences at Mandarin Oriental, Khlong San, Bangkok
Part of the IconSiam complex, the magnificent Residences at Mandarin Oriental is Thailand’s fifth tallest at 272 meters was completed in 2018. The 52-floor development, with the same developer as neighbouring Magnolia Waterfront Residences (Thailand’s tallest), specialising in residential projects using innovative sustainable and safe materials and practices. The ultra-luxurious residence’s interiors are exquisitely finished by the world-renowned designer Joyce Wang by merging Thai motifs with a contemporary style while infusing Feng Shui principles. 5. The River – South Tower, Thonburi
The well-positioned development by Raimon Land comprises two towers, with the south tower being 266 meters and Thailand’s 6th tallest residential building. According to architects HB Design, the project was highly ambitious, as it was two towers on the ‘wrong side’ of the river. However, Raimon Land’s vision was to alter this mindset. The towers, placed on a north-south axis with floor to ceiling glass windows, afforded all apartments amazing views up or downriver. Completed in 2012, with extensive recreational facilities, it is a fine example of absolute riverfront living and deserved recipient of “Best Condo Development” in the South East Asia Property Awards 2012, and winners in the Thailand Property Awards 2012 under both the Development and Architecture / Interior Design categories.

6. Canapaya Residences, Bang Kho Laem
Perhaps these condos have the best views. Riverside Canapaya Residences is situated at the widest part of the Chao Phraya, the dragon’s belly, an auspicious location symbolising prosperity, and every unit has unobstructed views in all directions. The 253-meter luxury freehold condominium, completed in 2019, is a low-density design with an average of four apartments per floor, ranging from two bedrooms to large family apartments. In addition to outstanding recreational facilities, it is a pet friendly condo, including a dedicated pet section on the rooftop. Developer Canapaya Property, award-winning global design firm P&T and PIA Interior, designed and created this prestigious property – Thailand’s 7th tallest.

7. State Tower, Bang Rak
Built with a massive floor area of 300,000 sqm, this famous Bangkok building towers 247 meters and is easily recognised by its 30-meter tall golden rooftop dome and neo-classical balconies. It was developed by Challenge Property and designed in a modernist style by Rangsan Architecture. It is just over 20 years old. Originally named “Silom Precious Tower”, later “Royal Charoen Krung Tower” and now “State Tower”. It houses quality condos, five-star luxury hotel suites, a two Michelin star restaurant, bars, retail and office space. Coming in at 8th in Thailand’s tallest residential towers, the State Tower featured in “The Hangover Part II”, an American comedy movie.

8. Magnolias Ratchadamri Boulevard, Pathum Wan
Owner and developer Magnolia Finest Corporation Limited created a stunning 242-meter tower comprising 316 super luxury residences on floors 17 to 54 and the superb luxury hotel, Waldorf Astoria. The magnolia flower inspires the tower design, the petals seemingly rising from the base. Key players include global architecture firm Gensler and designers Meinhardt and Di Design. In a prime location with floor to ceiling windows, designer furniture by Chanintr, elegant wooden flooring and quality finishers, it was a recipient of “Best Architectural Design’, “Best Interior Design” and highly commended in “Best Luxury Condo Development (Bangkok)” in the Thailand Property Awards in 2014. It is Thailand’s 10th tallest.

9. Reflection Jomtien Beach, Pattaya
Dreamy Reflection on Jomtien Beach offers exclusive resort-style homes and facilities. Comprising two majestic towers, the Oceanfront Tower, 234 meters, with 55 floors, is the tallest high-rise in Pattaya and was completed in 2013. Leading developers, Major Development PCL, are renowned for their high-end residential projects. Designed by P&T Group, one of the oldest architectural and engineering firms globally, with offices in 70 countries, each Oceanfront Tower apartment has 180-degree panoramic sea views, floor to ceiling glass and a Special Moon Roof Corner Window. 10. Northpoint South Tower, Wong-Amat, Pattaya
Award-winning Northpoint, towers over the beautiful Wong-Amat Beach, and each condo has expansive ocean outlooks. The South Tower is taller at 205 meters, and the combined towers comprise 370 condos, plus beautiful gardens, swimming pools and resort amenities. Raimon Land, a leader in luxury property development, working with HB Design, created this stunning property, completed in 2010 and awarded the “Best Condo Development (Eastern Seaboard)” at the Thailand Property Awards 2010. The property is 2nd  tallest in Pattaya, 24th  in Thailand.
