Lazudi's Property Guide: Real Estate Investing VS Stocks

Over the years, most investors have traditionally turned to stocks for a place to invest their money. And certainly, the stock market is a well-known investment option that can yield some impressive returns, however, not everyone is either comfortable or well-suited to such complicated and risky investment opportunities.

Investing in real estate is something that many people overlook as an alternative to stocks, despite the fact that it offers lower risks, provides greater diversification, and in some cases can yield even better returns!

In this article, we’ll take you through everything you need to know about investing in real estate Vs investing in the stock market.

The overview: real estate Vs. stocks
Investing in either real estate or the stock market is a personal choice that ultimately depends on your overall financial situation, how tolerant you are to taking risks, what your long-term goals are, and the investment style that you are more inclined toward.

Certainly, more people invest in the stock market, likely due to the fact that it can be done with a smaller investment of both time and money. However, whilst investing in real estate does require a substantial amount of money (and a greater investment of time and research), there are many benefits to doing so.

The fact is, with stocks, you buy a tiny piece of a company, but that investment is purely on paper.

When you buy in real estate however, you are acquiring a physical asset (either land / property, or both). Not only that, but most real estate investors can make additional money on the side by collecting on rent and, over time, via the appreciation of the property value itself.

Real estate investment is appealing as it provides a tangible asset that can be controlled with the additional benefit of diversification; i.e., you’ll own a property of which you are accountable for.

When investing in the stock market however, it’s a little bit more complicated than that and said stocks can lose their value in a heartbeat.

The returns: real estate Vs. stocks
Investing in the stock market can significantly boost your returns, however, these perks may not always be available – and due to the unpredictable nature of the stock market, you can end up losing a lot of money overnight.

Of course, some people have made a fortune trading the stock market, starting off with a minimal investment; it can be done and we are certainly not setting out to put people off trading altogether.

However, the fact is, investing in real estate has always been (and will continue to be) the safest and most reliable means of investing your money, and securing an ROI. It may be slower, requiring a larger sum of money, but it is a form of investment that is suited to those who aren’t fond of taking risks and/or having to check their phone to analyze the stock market every morning.

The risks: real estate Vs. stocks
Admittedly, the housing bubble and banking crisis of 2008 resulted in a significant decline in value for both investors in the real estate and stock markets (what with COVID-19 doing it all over again), but the fact remains that the stock market and real estate market pose very different risks. Let’s take a closer look:

Real estate risks
When investing in real estate you should be aware of the risks involved:

    • There’s a lot of research involved and failing to do so can be dangerous
    • Real estate assets are not easily liquidated / cashed-in quickly
    • When owning rental properties, you are responsible for repairs and often, managing rentals (which can be costly and stressful depending on how reliable your tenants are)

Stock market risks
And just as you must be aware of the risks involved in real estate, the stock market is certainly not without any:

    • The stock market is subject to both market, economic, and inflationary risks
    • Stock values are highly volatile and subject to fluctuation (which can be stressful to observe)
    • Volatility in the market can be caused by both geopolitical factors, and specific events taking place within the company
    • Stocks are subject to economic cycles including monetary policies, regulations, tax revisions, and changes in the interest rates set by the country in question’s central bank
    • Investors who fail to diversify their stock holdings are at greater risk of loss

Conclusion (key takeaways)
In summary, there are indeed risks involved with both real estate and stock market investment. Both have their own perks, benefits, pros and cons. However, if you are looking for a more comfortable and less volatile investment opportunity, where you won’t be required to check your phone every five-minutes for the current stock trends, then real estate investment is for you!

Here are the key takeaways:

  • Investing in either real estate or stocks is a personal choice that depends highly on your own financial situation, risk tolerance, long-term goals, and investment style
  • Both real estate and the stock market have different risks and opportunities involved
  • Real estate is certainly not as liquid as stocks are and can tend to require a significant amount more money and time. However, the real estate market does provide a passive income stream and the potential for substantial appreciation over time
  • Stocks are subject to the market, economic, and inflationary factors, however, do not require a significant cash injection to get started and can generally can be easily bought and sold on the fly without much time, effort, or complication

We hope that you have found this article helpful and insightful. Whatever you decide, whether it be investing in real estate or the stock market (or both), we wish you the very best of luck. Just remember to take your time, do your research, and invest with care!
